Design Brief:
Beachside/harbour
location; push to maximum number of spacious top quality
units to make project viable; minimum of 3 bedrooms
and 2 bathrooms; cater to across the board market i.e.
suitable for families, couples or seachange/babyboomers.
To be contemporary with latest materials and undercover
parking for two vehicles for each unit. Privacy and
security was a big issue as the location is a holiday
area with transient, beach and short term accommodation.
Make more desirable and more valuable by capturing the
ocean views available at a height of around 5m.
Design
Solution:
The
limits of the local DCP and LEP were pushed as the economic
viability of the project relied on maximising the unit
number. A great deal of research, and creative design
solutions were required. The two storey height limit
was overcome with subterranean carparks allowing all
available space for zoned living.
The spacious ground floor, self contained to cater for
all demographics, features high ceilings, a void and
main living flowing onto the alfresco area; the upper
level houses central rumpus, 2 large bedrooms and full
bathroom. A drop down ladder gives access to the roof
space with ocean views making a great studio/retreat. |
