WHAT TO EXPECT FROM YOUR RENOVATION VIABILITY INSPECTION + REPORT
INTRODUCTION
design studio 22 introduced this service because of a genuine need in the marketplace. So often potential purchasers of an existing home love the location however the house is dated or doesn’t suit their lifestyle needs. The same can go for existing residents where their home has become tired or the family’s needs have evolved over time.
PURPOSE
The purpose of the viability is to visit your site, have discussions as to what you would like to change and achieve then analyse the practicalities of your renovation ideas. In doing this we consider the state of the building and the site conditions and evaluate whether some passive solar influences for thermal comfort and cross flow ventilation for summer breezes can be introduced. All these influences are invaluable in creating a home which is comfortable to live in all year round.
WHAT WILL HAPPEN ON SITE
An Architectural Designer and an Interior Designer will visit your site and have extensive discussions with you, so it is important that all concerned parties are present. They will take lots of photos, of all areas of the house, examine the type of construction, the condition of the building and note it’s orientation. This visit will serve as an introduction to your project.
The design team will look at all aspects of the renovation from their own design perspective giving creative input in their areas of expertise. They will request a copy of all existing council approved plans (which we can obtain from council on your authority if you don’t have them).
Please Note: This does not take the place of a Building or Pest Inspection Report, both of which should be undertaken independently.
YOUR BUDGET
The designers will request an estimate of your budget for the project so it can be roughly compared to what you wish to achieve.
At this point as there will be many unknown factors and building prices can vary enormously it isn’t possible to give an estimate of the work. We will, however, keep budget in mind if you proceed to the design process when sketch plans can be shown to your builder for estimates during this process if you so require.
WHAT YOU WILL RECEIVE
The designers will spend considerable time collating and analysing all the information gathered on site and put it into an extensive Renovation Viability Report which will inform you if the project is viable and suggest possible options available to you. No design work will be undertaken at this stage however this information will also allow us to present you with a fixed price Fee Proposal for all aspects of our design work.
WHAT IT WILL COST
A cost of $400 + GST covers our designer’s time and serves as a deposit on our design work if you proceed. This covers areas from Macksville to Yamba, sites in excess of 20km from these areas will attract a charge of 0.75c/km. It will provide you with the valuable information needed to enable you to take the next step into creating a wonderful new living space for you and your family.
