Following is an expanded explanation of these services...

1. Complimentary design consultation at design studio 22

design studio 22 designers will meet you at the studio in Coffs Harbour to discuss your thoughts and ideas for your project FREE OF CHARGE. If you live away from Coffs Harbour you may like to take advantage of a complimentary first consultation over the telephone or via email. Following these initial discussions and the provision of a contour plan; DP plan; or existing plan in the case of a renovation, design studio 22 will provide you with a fee proposal to complete your project. A verbal appraisal on the suitability of a potential home or land to suit your needs or the viability of an extension or renovation is available from design studio 22 designers. This service will attract a minimal fee from $400 + gst for an on site consultation of up to 1 hour between Yamba and Macksville. Extended times or longer distances travelled will be quoted on an individual basis.

2. Meet your designers in a creative and inspirational idea session

A specialised design team will be allocated to assist and guide you right through your design and documentation process. They will meet with you for an initial creative brainstorming session of 1 -2 hours where ideas of all parties are explored. This meeting will form the basis for the initial creation of concept plans and start the ideas flowing for interesting finishing touches. It is at this point that clients are encouraged to produce photos, sketches or verbal aspirations for their new home to enable designers to create a home that reflects it’s owners’ uniqueness and individuality.


3. Site evaluation
and review of local council requirements

Upon payment of an agreed fee and the supply of relevant site information, design studio 22 designers can begin to evaluate your site and review any statutory requirements. A thorough investigation is undertaken to reveal any restrictions, unique attributes, advantages, solar orientation and energy rating requirements which will effect or enhance your potential design.


4. Creative concept designs with site analysis, floorplans and elevations

The next meeting takes place 2 -3 weeks following the creative ideas session and during that time design studio 22 designers will have explored approaches and concepts based on the ideas which were explored at the last meeting. At this meeting clients are presented with their concept sketches including site, floor plan and a minimum of one elevation. The designers explain their interpretations and reasons for design concepts and clients are given a copy of the design to take away and review to present back to the designers with any relevant amendments.


5. Amendments to designs following consultation

design studio 22 designers will now work with the clients to incorporate their amended concepts and finalise the design to include the agreed modifications formulated at the third meeting. This will be presented to the client at a fourth meeting in approximately 2 – 3 weeks.


6. Organisation of detailed working drawings + documentation ready for council lodgment

Once the concept sketches are finalised design studio 22 will arrange for completion of working drawings, BASIX (energy rating) report will be arranged and quotes for engineering sought. When complete, if required, council lodgment can be undertaken.


7. Preparation of electrical layout and suitable lighting options.

design studio 22 colour consultant will discuss and suggest lighting and electrical options with you including some creative effects which will enhance and compliment your new home design. A comprehensive electrical layout considering your lighting selections will then be included in your working drawings to ensure your electrician has all the information required.


8. Assistance with colour, fittings and finish selections, fully documented.

Upon completion of working drawings, your design studio 22 colour/documentation consultant will guide you through the selection of colours, fittings and finishes for your project. She will present you with ideas and creative options and solutions based on your initial discussions and work with you until you are delighted with your selections. Once finalised design studio 22 will carefully document your choices and present these in an extensive Selection Schedule folder of approximately 30 - 40 pages.


9. Obtain quotes on fittings such as kitchens, floor coverings and light fittings

design studio 22 have negotiated competitive prices with various suppliers of fittings required for your new home and offer the service of obtaining your individual quotations for these items. This will allow your builder to supply you with a more accurate costing when these quotes are supplied to him.


10. Presentation to suitable builders to obtain quotations.

If you do not have a builder design studio 22 has a list of reputable builders we can supply with your individual documentation allowing you to obtain up to 3 quotations which streamlines the process and communicates your ideas more effectively to the builder.
