WHAT TO EXPECT FROM YOUR VACANT LAND VIABILITY INSPECTION + REPORT

INTRODUCTION
design studio 22 introduced this service because of a genuine need in the marketplace. So often potential purchasers of vacant land love a location but just aren’t sure what type of house can be built on the block. Alternatively they’re not sure which type of block would be more suitable for their family needs etc.

 

PURPOSE
The purpose of the viability is to visit your site, have discussions as to your family’s lifestyle and what you’d like to achieve then analyse the practicalities of your ideas. In doing this we consider the condition of the site, slope, aspect and orientation and evaluate whether some passive solar influences for thermal comfort and cross flow ventilation for summer breezes can be incorporated.  All these influences are invaluable in creating a home which is comfortable to live in all year round.

 

WHAT WILL HAPPEN ON SITE
An Architectural Designer will visit your site and have extensive discussions with you, so it is important that all concerned parties are present. The designer will take lots of photos of the land, surrounding buildings and vegetation along with view lines and outlook. This visit will serve as an introduction to your project.

They will look at all aspects of the potential project from a practical and design perspective giving creative input. They will inform you that a survey of the land which details contours at 500mm intervals, shows any easements and the location of services to the block will be necessary prior to any design work starting.

 

YOUR BUDGET
The designers will request an estimate of your budget for the project so it can be roughly compared to what you wish to achieve.

At this point as there will be many unknown factors and building prices can vary enormously so although we can inform you of rates builders are currently quoting for the type of construction you will require, we do advise you to undertake your own investigation as to the potential cost per square metre of construction with your selected builder/s.

 

WHAT YOU WILL RECEIVE
The designer will spend considerable time collating and analysing all the information gathered on site and put it into an extensive Vacant Land Viability Report which will inform you if the project is viable and suggest possible options available to you. No design work will be undertaken at this stage however this information will also allow us to present you with a fixed price Fee Proposal for all aspects of our design work.

 

WHAT IT WILL COST
A cost of $400 + GST covers our designer’s time and serves as a deposit on our design work if you proceed. It will provide you with the valuable information needed to enable you to take the next step into creating a wonderful new living space for you and your family.
